The rental unit(s)

You can find information about our rental units (i.e. cabins and apartments) on our website: https://www.sjumilskogen.no. For every unit the website shows images, room plan, key info, description, location, some distances and prices. Pets are not allowed in our rental units. Concerning ski passes, ski rental, ski school, activities, events etc. please have a look at our “To do” page: https://www.sjumilskogen.no/en/activities

Rental prices

Our prices are in NOK unless otherwise expressed. The confirmation tells what the price includes. Unless otherwise specified, you must bring bedding (sheets, duvet cover and pillowcases), towels and other toiletries. Bedding and towels can alternatively be rented from us. If you want made beds, this must be agreed in advance. At the rental unit there are, at arrival, detergents (to the floor and the dishwasher) and a packet with a kitchen towel, a kitchen cloth, a floor cloth and a dish brush. Toilet paper is included in the price only for the units located on Sjumilskogen yard at Trysil Turistsenter. Regarding any of the apartments located in Knettlia or the large cabins in the area Trysilfjellet South it is not included. Later arrival or early departure does not entitle to reduction of the rental price. Even though the rental unit is not being used by the customer, the rental price will not be reduced. By any changes in tax or VAT level, Sjumilskogen AS has the right to change the rental price within the additional costs.

Outdoor spas

Several of our rental units have an outdoor spa. These spas are not included in the rental price but can be rented for an additional fee. During the stay you must secure or keep satisfactory water quality and that the spa is used according to the instructions. We must emphasize that you use the spa at your own risk and that the liability not can be transferred to us, Sjumilskogen AS, or the cabin owner.

Payment

The following conditions apply unless otherwise is stated in the order confirmation:

Bookings made earlier than 60 days prior to arrival, is due by 25% of the rent 10 days after ordering
The balance is to be paid within 6 weeks before arrival
Orders 60-30 days before arrival must be paid in full 10 days after ordering
Bookings less than 30 days before arrival must be paid promptly
No access to the rental unit will be given before full payment is registered by Sjumilskogen. We recommend to bring the account statement showing your payment.

Directions/Keys etc.

Direction(s) (GPS-addresse(s) etc) to the rental unit(s) and to Sjumilskogen can be found on our website. Keys, door codes and free access cards for the toll road are handed over at the reception at Trysil Knut Hotel, Vestsidevegen 4, 2420 TRYSIL (located next to RV26, by the exit to Trysil Sentrum) unless otherwise is agreed. All keys and cards must be handed back to the hotel before departure. Loss of key and/or access card leads to a fee of NOK 2.000, -.

Check in/Check out etc.

The rental period is stated in the confirmation and check-in time is from 4 p.m. (16:00), and check-out time is at noon (12:00) on the day of departure unless otherwise is expressly agreed. If arrival after 8 p.m. (20:00) an agreement with Sjumilskogen must be made. Check in/out times must be confirmed in writing to a representative of Sjumilskogen AS via email or SMS as we have a short time to get the cabins ready for the next guests.

After having checked in, please make sure that:
– Everything looks OK (see “Deficiences in the rental unit” below)
– the wireless network is working
– you inform your group about the fire instructions (if any in your unit)
– you call Sjumilskogen on +47 62 44 97 50 if necessary

During the stay, please make sure that:
– nobody smokes indoor, or use illegal drugs
– you do not use boots indoors
– you immediately clean any spill (on the floor, wall, ceiling or furniture etc)
– you respect your neigbors and do not make excessive noise. Quiet time is 11 p.m. (see below)
– you keep the spa in good condition (if any and if rented). Be clean before getting into it and follow the instructions.
– you alert Sjumilskogen if irregularities or damage(s) occur

Prior to checking out, please make sure that:
– all dishes (incl. coffe pot(s) and microwave) are washed and stored. You may leave dishes in the dishwasher if they are clean
– all counters, tables and stoves are wiped down and the sink is rinsed out
– all water has been shut off and drained
– all indoor and outdoor trash (and empty bottles and cans) has been disposed in the proper containers.
(Note: norwegian bottles/cans, can be brought to a supermarket and give you some money back, NOK 1-2 pr bottle/can)
– the cover to the outdoor spa is placed in position and locked (for those units which have it and if rented/used)
– all rented bedding (i.e. bedlinen) are stipped and, together with the towels, put back in the bags and placed in the hall at the main entrance
– you take all personal belongings with you
– the thermostat has been returned to the original check-in setting
– all windows and doors are locked
– all lights and appliances are turned off
– Remember: To inform Sjumilskogen as soon as you are out of the cabin/apartment
– Remember: To deliver the cards/keys to the receptionist at Trysil-Knut Hotell before leaving Trysil
– Any failure to follow check-out procedures will result in a fee.

Number of people / Peace and quiet

The cabins and apartments are meant for selfcatering and are equipped and designed for a maximum number of people stated in the description. It is not permitted to invite numerous guests to after-party or similar. It is forbidden to put up a tent, have caravans etc. on the site of the rental unit. No excessive noise is permitted and quiet time is 11 p.m. Serious infringements may lead to eviction without refund of paid rent.

Unnecessary fire alarms

All our cabins that can accommodate 30 people or more have automatic notification to the fire department. The same applies to some apartments on Sjumilskogen yard (Kanken, Sjuende himmel, Stallen, Kvilsten, Risbiten and the 5 mini apartments in Høydehuset. From time to time unnecessary fire alarms are triggered due to steam from showering, smoke from roasting or the fireplace. In such cases it is your responsibility to immediately call the fire brigade on 110 and tell who is calling and from where, and the reason for the alarm. If it is an unnecessary alarm and you call too late to stop the call-out, then we will be charged NOK 6.500,-. In these cases we will invoice you for this amount.

Cancellation

Cancellation must be in writing (e-mail is OK) and must be confirmed by Sjumilskogen AS. If canceled Sjumilskogen AS will claim the amount which, under the terms, should have been paid (see below aobut cancellation insurance) .

Travel- and cancellation insurance

Regarding insurances please contact your insurance company. The rent does not include any kind of travel- or cancellation insurance.

Final cleaning

On the largest rental units (i.e. more than 20 beds) you are not allowed to carry out the final cleaning. On units with less than 20 beds you are, but the execution must be in accordance with the unit’s cleaning instruction. Regarding “Høydehuset”, “Gamleskogen” and “Vesleskogen” the final cleaning is included in the rental. Regarding the other units it is not, and the price for the final cleaning is specified in the confirmation unless you has agreed to execute it. If so it will normally be stated in the confirmation. If there is no agreement about final cleaning at check-in and you decide to buy it during the stay, you must order it at least the day before departure. Required cleaning equipment and detergents are available at the rental unit. If the final cleaning not is satisfactorily executed and/or if the rental unit is left in disarray, you must pay for Sjumilskogen’s additioal expenses. If Sjumilskogen’s cleaners have to remove vomit, urine and feces the cost will be NOK 500,- for each case. Additionally you must pay for necessary cleaning or replacement of textiles, mattresses etc.

Deficiences in the rental unit

If there are any damages or deficiences in the rental unit upon arrival, you must as soon as possible and within 24 hours notify Sjumilskogen on telephone +47 62 44 97 50. You shall not repair any defects, unless this is agreed with Sjumilskogen. Manuals to different installations must be followed. If you do not follow what is mentioned above, you might loose the right to compensation. Within reasonable time Sjumilskogen has the right to repair the defiences, or if necessary offer another rental unit. If you leave the unit without having informed Sjumilskogen, or do not give us the opportunity to rectify the defiences, we will not grant any compensation. Any claims for compensation must be submitted in writing. Claims can not exceed the total rental.

Sjumilskogen AS as agent

Sjumilskogen AS rents out both its own and others units (i.e. cabins and apartments). In those cases we only convey rentals, our responsibilities and obligations rest upon the owner of the rental unit. If a rental agreement not is feasible for reasons beyond Sjumilskogen influence (e.g. transfer, foreclosure, breach of contract by the owner etc), Sjumilskogen is entitled to cancel the agreement and return the paid rent. Sjumilskogen is still entitled and obliged to offer another similar rental unit if such is available.

Guest’s Responsibility for Occupants, Stolen or Damaged Items

You are responsible for all items in the rental unit and on the grounds of it. This includes but is not limited to any items that are damaged or stolen during your stay. You are responsible for any damages caused by you, your guests or other occupants of the cabin during your stay. Sjumilskogen AS is not responsible for lost, stolen, or damaged personal contents of guests at the rental unit.

Waiver of Liability

You agree that neither Sjumilskogen AS nor its owners or agents shall be responsible for the actions of you or your guests during your stay at Sjumilskogen’s rental units, and that should legal action be necessary, you will pay the reasonable costs and expenses of Sjumilskogen AS.
